Business Need

Liverpool ONE has become the new heart of the city since its official opening back in May 2008. The £1bn regeneration scheme, which has propelled Liverpool back into the top five retail destinations in the UK, has helped contribute to a remarkable turnaround in the city’s fortunes post-Capital of Culture. With its cutting edge, open-air design and a top retail mix, Liverpool ONE has evolved the standard of shopping in the UK.

Emerald Bay were invited to tender for the creation of 2 new retail kiosks within an existing unit on Wall Street. These kiosks needed to be completed within a short timescale as they were due to opened for Christmas. The construction would have high visibility to the general public, and would need to be undertaken during the busiest shopping period of the year.

The Approach

Emerald Bay knew it had to operate within Liverpool ONE’s retailer restraint framework. Therefore the project involved a high level of forward planning to ensure that material deliveries and the prescribed works were to be undertaken within these parameters.
We utilised our existing workforce to work outside of the normal retail operating hours to ensure that disturbance to the shopping complex and the public was kept to a minimum. We were up against a very tight deadline, and were also working in one of the harshest winters for a number of years – however our forward planning and commitment to the project meant that all milestones were achieved.

Deliverables

Emerald Bay’s key deliverables were as follows:

  • To convert the existing fire escape and fire fighting staircase within unit 13a.
  • Creation of 2 new retail kiosks.
  • Remodelling and retention of the existing fire escape.
  • Managing nominated subcontractors specified by Liverpool ONE.
  • To keep all construction noise outside of the normal retail operating hours.
  • Communication with all the relevant stakeholders to ensure that there is no knock on effect on operations of the Liverpool ONE shopping complex.
