Business Need
In September 2007, Inacity developments undertook a scheme to refurbish a run down 1960’s office building within the prime location of Wilmslow, 25 minutes from the city centre of Manchester. With local renowned architects practice, Pozzoni, undertaking the design element, Inacity tendered the scheme on a 2 stage design and build contract to 5 local construction and refurbishment firms. The criteria was tough, the programme tight and the finishes were to be of an exceptional standard.
The Approach
Having been approached through personal recommendation, Emerald Bay proceeded to put together a series of documents, outlining our experience, capabilities and methodology. These included evidence of cost competitiveness and a detailed programme illustrating how we would achieve the tight time schedule. These documents, in conjunction with the professional approach shown at the pre and post tender interviews, earned Emerald Bay the appointment as preferred contractor for the development.
Deliverables
Emerald Bay’s key deliverables were as follows:
- Develop the Stage D design through to a Design and Build Status
- Tender the works to the market on a open book partnering basis
- Develop and issue all necessary contract, Health and Safety and quality documents
- Deliver the scheme to a shortened programme to assist the client in meeting occupancy dead lines
- Develop the design and undertake the works to a high quality finish in line with the project specification
- Hand over the building and take on the long term facilities maintenance of the building
