Hickory Hill – Barn Conversion

Business Need

Early in 2003 a client approached us to work with them on the re-development of a listed site consisting of two derelict barns in the Knutsford area into residential accommodation.

The Approach

We worked closely with the client to ensure we had a full understanding of their space requirements and lifestyle for what was going to be become the family home. Armed with this understanding, we developed a design and implementation proposal for agreement for approval by the client to inform our execution of the project. Being a listed site we also had to work with the Planning Authorities to secure the necessary permissions.

Deliverables

Emerald Bay’s key deliverables were as follows:

  • Full project management including securing of planning permission and building regulations approvals
  • Restoration of the building frames which were significantly deteriorated, by sourcing identical replacement materials using our supply network and capabilities of our craftsmen
  • Conversion of the two barns into two residential properties appointed with luxury finishes and high-tech Audio Visual, lighting and space comfort controls
  • External landscaping of the area within the boundary of the two residences
  • Delivery of the project within a targeted timeframe and budgetary constraints
