Business Need
Early in 2006 DMJ Properties Ltd acquired the former village Fish and Chip shop within the heart of Culcheth, situated 10 minutes outside the town of Warrington. The site is a landmark location so any redevelopment proposal was bound to attract a high level of interest from the local planners, as well as neighbours and the village committee. Conscious that the local desire was for a building that symbolised the village culture and ethos, DMJ Properties Ltd worked with a local architect to produce a multi-occupancy modern building design that balanced the desires of all parties.
The Approach
Emerald Bay Ltd was selected to partner with DMJ Properties in delivering this new development. Local planning conditions meant innovative solutions to the building frame and construction were required which added to the complexity of the project. However, through the methodical and integrated approach by the whole Project team, the scheme design proved to be a major success.
Deliverables
Emerald Bay’s key deliverables were as follows:
- Develop the Stage D design through to a Design and Build Status
- Plan, programme and tender the works to our supply chain of sub contractors on a full open book basis with the client
- Develop and issue all necessary contract, Health and Safety and quality documents
- Deliver the scheme, on budget, within programme and to a level of quality that surpasses the clients expectations
- Value engineer the scheme to ensure client receives value for money on life time building costs and not just on the construction itself
- Produce and provide all operation and maintenance manuals and guide clients team through on site training

Only once in a while does a scheme of this calibre make it so successfully from its design concept through to an executed project.
