Business Need
In 2005 a derelict warehouse and land close to St Helens Town Centre was acquired by SACO Developments. Emerald Bay was invited to contribute to the development of a business plan for the construction of 18 residential units based on which bank financing was secured.
Amongst the pre-requisites for the development was that it should be a land mark within the area and had to stand out as a design concept, as well as serve the needs of its future residents. Combined with this was restricted access to the site and the need to liaise with nearby residents and small businesses to minimise disruption.
The Approach
Emerald Bay used its expertise and collaborated with the Planning Officers to create a scheme that satisfied the expectations of all stakeholders. Other issues addressed were ground contamination and establishing utilities infrastructure to the site.
Once planning permission was secured, the budget estimate was refined and a detailed construction programme was developed. During construction there was continuous liaison with the nearby residents to update them on what was going on and minimise any convenience.
Deliverables
Emerald Bay’s key deliverables were as follows:
- Secured Planning Permission for the new development
- Addressed the land contamination issue that existed
- Liaised with the Utilities companies to obtain to ensure adequate provisions were made for the new development
- Developed all the designs for the new development whilst keeping within budget.
- Ensured high quality construction though-out i.e. structure and finishes
- Delivered the scheme on schedule and within budget
